Affordable-rent rules under MLI Select

For the whole commitment, base rents on the designated affordable units cannot rise by more than provincial rent law allows, including binding rulings of the rent authority. If no law applies, increases are limited to the CPI percentage CMHC publishes each year. For 2027 that table is a cap, and Alberta’s figure is 0.1%.

The rent-increase rule

CMHC’s wording, from the MLI Select page:

“For the full length of the commitment, base affordable rents for the designated affordable units must not increase by an amount greater than the annual increase permitted under applicable legislation/regulations (including any binding rulings, directives, or decisions issued by the applicable provincial or territorial rent regulation authority). If no legislation or regulations apply, annual rent increases are limited to the applicable consumer price index (CPI).”CMHC MLI Select pageas of Oct 15, 2026(opens official source in a new tab)

Which rule applies in Alberta?

Verify: That Alberta’s rules leave CMHC’s 0.1% CPI figure as the binding limit for 2027 is a reading of two sources, not a CMHC statement. Confirm how it applies to a specific file with your lender or CMHC. More on Alberta’s rent rules.
